How should I get ready for the appraiser?

Most appraisals start with the home inspection. When the appraiser comes to your home, he/she will measure it, establish the interior floor plan, make notes of the homes condition, and take photos of your house for the report.

The following items will help expedite the home inspection step of the appraisal process:

  • If available, a copy of an old appraisal or the original floor plans of the house.
  • Easy access to the exterior and interior of the house. This includes the hot water heater, furnace, crawlspace, and the attic space. Clear or remove any items that would make it difficult to measure the structure.

Who actually owns the appraisal report?

The client who orders the appraisal is the owner of the appraisal report. In most real-estate transactions, the lender typically orders the appraisal. When a homeowner directly hires an appraiser, then they are the owners of the report.

Even though the borrower is typically billed for the cost of an appraisal, appraisers are bound by a confidentiality rule that ensures the client retains control of the appraisal for decision-making purposes. The borrower is typically entitled to a copy of the appraisal report.
